What does the fund invest in?

The initial California portfolio includes five assets: Tailor Lofts in Downtown Los Angeles and self-storage properties in Hollister, Antioch, Lompoc and Los Banos. Future acquisitions may include self-storage, multifamily, retail, office and small mixed-use properties.

What return is the fund targeting?

The fund has a projected annual yield of 6%. This is a projection only. It is not guaranteed and may change based on underwriting, acquisition timing, financing terms, market conditions and operating performance.

How are distributions paid?

The fund is structured for monthly distributions, with the option to reinvest. Distribution terms are set out in the offering documents.

Who can invest?

The offering is intended for accredited investors. You will be asked to verify your accredited status before subscribing.

Is there a minimum investment?

Minimum investment and other terms are described in the private placement memorandum. Request the PPM or book a call with Jake Forte for details.

Can I access my money early?

Investments in private real estate funds are generally illiquid, so plan to hold your investment for the long term. Any redemption or transfer terms are described in the offering documents.

How is this different from trust deed investing?

Sterling REIT gives you an ownership interest in a portfolio of income-producing properties. A trust deed investment is a loan secured by a single property. Sterling Pacific Financial offers both; Janeth Capinpin can walk you through trust deed options.

What are the main risks?

Real estate investments involve risk, including possible loss of principal. Projected yields are not guaranteed, distributions may vary, and property values, occupancy, financing costs and market conditions can all affect results.
